Why It Is in the Library

Raffles is important because the residence proposition is not based on a decorative licence. Accor provides a full branded-residential development and operating platform through Accor One Living, while Raffles contributes its own service, cultural and design identity.

Parent House

Raffles began with Raffles Singapore in 1887 and today operates as one of Accor's ultra-luxury hospitality brands.

Accor Acquisition

Accor took over FRHI in 2016, bringing Raffles, Fairmont and Swissôtel into the Group and placing Raffles inside one of the world's largest hotel operating systems.

Residential Experience before One Living

Accor says its residential expertise extends for more than two decades and was first pioneered under Fairmont before spreading across the Group, including Raffles.

2026 Portfolio Count

Accor's Raffles development brochure dated January 2026 records six Raffles residences in 2026 and projects 16 residences in the 2030 network and pipeline.

Why Site and Brochure Differ

The public consumer residence page is a curated sales/ownership showcase, while the development brochure uses a broader network/pipeline count. They should not be expected to list identical projects.

Jakarta

Raffles Jakarta opened in 2015 as part of Ciputra World 1 and is one of the clearest early Raffles branded-residence cases.

Current Jakarta Count

The current Raffles residence page states 80 private residences.

Historical Jakarta Count

AccorHotels' 2016 Investor Day case study described 88 ultra-luxury residences together with a 173-room hotel.

Ciputra is historically important as developer and patron, but this entry alone does not establish enough repeated hospitality authorship to create a new LHL People file without broader research.

London

The OWO Residences by Raffles occupy the restored former Old War Office in Whitehall.

Current London Count

The current Raffles London site records 85 private residences.

Historical London Count

In a 2024 Accor interview, Jeff Tisdall referred to 84 Raffles branded residences at The OWO.

The 84-versus-85 difference is preserved. It may reflect project reconfiguration or the scope used at the time of the interview.

London Design

The current Raffles site credits 1508 London with the design of the residences.

Historic Building

The OWO is a Grade II* listed former government building completed in 1906 and now combines Raffles London, residences, restaurants and wellness.

Why OWO Matters

The project shows branded residences functioning as heritage restoration rather than only new luxury construction.

Hinduja Group

The OWO was developed through the Hinduja Group's large-scale restoration and investment programme.

Developer versus Operator

Hinduja Group created the real-estate project; Raffles supplies brand and hospitality; 1508 London supplies residence interior design.

Bali

Raffles Residences Bali consists of 28 residences on a private 5.3-hectare tropical estate adjacent to Raffles Bali.

The owners receive the privileges of a Raffles resort environment while living in a low-density tropical residential estate.

Raffles Jeddah and Raffles Residences Jeddah represent the programme's major Saudi urban-waterfront expansion.

Why Shenzhen Is Not on the Current Consumer Page

The current Raffles residence page is not a complete historical census. Absence from the current showcase should not erase documented historical residence projects.

Makati Terminology

Raffles Makati currently markets 110 “residences,” but these are offered as extended-stay accommodation bookable for five nights or more.

Why Makati Is Not Automatically Ownership

A hotel accommodation called “Residence” is not proof of private real-estate ownership. The Library therefore does not add Makati to the ownership portfolio without separate title/sales evidence.

Raffles Butler Service

Raffles Butler Service is one of the brand's most transferable hospitality codes and can support the residential value proposition where offered.

Service Culture

Raffles describes its hospitality as warm, personal and sincere, with a tradition of individualized service rather than a standardized visual template.

Owner Privacy

Accor One Living explicitly identifies the need to balance hotel-service access with homeowner privacy during both design and operation.

Shared Amenities

Hotel-linked residences can gain access to restaurants, wellness, pools and other hotel infrastructure while requiring separate residential circulation and private facilities.

Standalone Potential

Accor One Living supports both mixed-use and standalone branded residences. Raffles can therefore theoretically operate without a hotel component where the project agreement supports it.

What the Buyer Owns

The purchaser acquires local real estate under the relevant title and sale documents, not equity in Accor or ownership of Raffles trademarks.

Accor's Legal Structure

Accor's launch statement for One Living says branded residence developments are created through licensing agreements with development partners.

Developer Responsibility

Under those agreements, Accor says development partners remain responsible for development, marketing and sale of the residences.

The continuing operator role after development separates Raffles Residences from a fashion or design-only branded condominium.

Butler, concierge, housekeeping, in-residence dining, spa access and owner benefits must still be verified property by property.

Rental

Accor One Living supports private rental and extended-stay distribution solutions, but there is no basis for assuming that every Raffles owner has an identical rental programme.

Fees

Service-rich ownership creates recurring property-management, association, reserve and optional-service costs.

Brand Agreement

The physical home and its right to use the Raffles name are distinct legal layers whose duration and termination provisions matter to the owner.

Construction Risk

Raffles branding does not remove local developer, construction, financing or title risk.

Service Risk

Conversely, well-built real estate can lose part of its branded premium if the Raffles operating relationship ends.

Comparison with Four Seasons

Four Seasons has a longer residence history and a larger mature portfolio. Raffles is smaller, more heritage-rich and now supported by Accor's cross-brand One Living platform.

Comparison with Waldorf Astoria

Both translate legendary historic hotel names into modern ownership. Raffles places unusually strong emphasis on cultural storytelling, heritage and the butler tradition.

Comparison with Rosewood

Rosewood's central code is A Sense of Place. Raffles also values locality, but frames it more explicitly through stories, legends, culture and historic social identity.

Comparison with Mandarin Oriental

Mandarin Oriental's current programme has a highly visible property-management system across many cities. Raffles has fewer residences but benefits from Accor One Living's 360-degree development-to-operation infrastructure.

Jeff Tisdall

Jeff Tisdall emerges as an important People author because Accor publicly positioned him as Chief Business Officer of Accor One Living at its 2023 launch.

Why Tisdall Matters

This is more than a residential executive title: Accor describes One Living as a new industry-first platform that formalized two decades of expertise into a single integrated organization.

People Decision

A separate Jeff Tisdall master is created. His authorship is the institutional architecture of a cross-brand residential platform rather than the invention of Raffles itself.

Omer Acar

Omer Acar currently leads Raffles & Fairmont, but the evidence here supports brand leadership rather than the original authorship of the residential model, so no separate People master is created from this entry.

Historical Importance

Raffles Residences shows how a historic hotel institution can become a modern private-home system without relying on one global architectural style.

Candour

The Raffles residence record contains several overlapping uses of the word “residence.” Raffles Makati currently offers 110 bookable extended-stay residences, but the public evidence reviewed does not establish them as branded private ownership, so they are excluded from the ownership census. The current Raffles residence page shows five highlighted ownership destinations, while Accor's January 2026 development brochure records six residences and a 16-residence 2030 network/pipeline. Jakarta is currently listed as 80 private residences, while Accor's 2016 investor case study recorded 88. The OWO currently lists 85 homes, while Accor One Living's 2024 interview referred to 84. These discrepancies are retained with dates rather than silently reconciled. Services, rental rights, owner benefits and hotel access remain property-specific.

Conclusion

Raffles Residences turns a hotel tradition built on stories, butlers and social memory into property ownership. The modern programme is less about reproducing the architecture of Singapore than about reproducing a way of being looked after. Accor One Living now supplies the institutional machinery behind that promise, allowing the Raffles front door to exist in a Jakarta tower, a London government landmark, a Boston skyscraper or a Balinese estate without pretending that those homes should look alike.
