The First Residence

Four Seasons dates its first branded Private Residences to Four Seasons Hotel Boston in 1985. The company's historical record explicitly identifies that project as the introduction of branded Private Residences.

The Historical Claim

Four Seasons is therefore one of the earliest major hotel operators to institutionalise branded residences. The Library does not call it the first branded residence of every kind; earlier hotel-linked ownership and serviced-apartment precedents existed in different forms.

Boston

The original Boston property opened in June 1985 beside the Public Garden. Four Seasons' current residence page lists 95 private residences, while the current hotel facts page lists 87 residential units. The discrepancy is preserved rather than silently reconciled.

Why Boston Mattered

Boston joined a luxury hotel with privately owned homes under one service culture. It demonstrated that the hotel operator's value could continue after a guest became an owner.

Isadore Sharp

The programme belongs inside the larger Four Seasons model created by Isadore Sharp. Sharp is already LHL-P-002 and anchored to LHL-030, so no duplicate People master is required.

From Owner-Operator to Manager

Four Seasons' 1980s history places the residence innovation beside its transformation from hotel owner-operator into a management company and its move into mixed-use developments.

Why That Corporate Shift Matters

An asset-light management company can extend its operating culture into real estate owned and financed by others. The residence programme became one of the clearest expressions of that structure.

Forty Years

In 2025 Four Seasons marked forty years since Boston. Its own retrospective described the programme as having grown to more than 50 properties with over 20 more in development.

2026 Scale

In January 2026 Four Seasons reported that it managed 61 residential properties in 20 countries and that 65 percent of its development pipeline included a residential component.

Portfolio Map

The live Four Seasons portfolio map currently lists residential properties across North America, Central and South America, Europe, the Middle East and Africa, and Asia-Pacific.

A Moving Census

The portfolio map mixes occupied properties, properties for sale and projects at different development stages. The Library therefore uses dated corporate counts for scale and project pages for individual status.

Hotel-Linked Residences

The classic model places residences within, above or beside a Four Seasons hotel or resort. Owners can receive access to hotel amenities and services according to the project's governing arrangements.

Standalone Residences

Four Seasons later created residences without a Four Seasons hotel in the same development. This was a major evolution because it proved that the operating brand could support homes independently of hotel rooms.

Twenty Grosvenor Square

Four Seasons identified Twenty Grosvenor Square in London, opened in 2018, as its first standalone residential property.

Los Angeles

Four Seasons Private Residences Los Angeles is another standalone example. Four Seasons' sales portfolio records 59 residences and zero hotel keys, with dedicated Four Seasons staff and residential amenities.

Standalone Does Not Mean Unoperated

The absence of hotel rooms does not turn a standalone Four Seasons residence into an A-code licensing project. Four Seasons still supplies property management and residential service under its agreements.

The Operator

Four Seasons' 2026 corporate statement says it manages its residential properties with expert property management and dedicated teams. This is the central R/A distinction.

The Developer

Four Seasons generally does not become the local statutory developer merely because it manages the residences. Developers vary by project and provide land, capital, construction and sales structures.

Boston Developer

The current Boston residence page names EA Juffali & Brothers as developer and WZMH as architect. That separation of developer, architect and operator is typical of the branded-residence model.

What the Buyer Owns

The buyer owns local real estate or an equivalent legally defined property interest according to the jurisdiction and project documents. The owner does not buy shares in Four Seasons Hotels and Resorts.

What the Brand Promises

Four Seasons promises an operating relationship: personalized residential service, property care and management, amenities and a service culture associated with the hotel company.

Property Management

Four Seasons explicitly markets protection, security and maintenance of the residence while the owner is home or away. This is more consequential than a design licence because it affects everyday ownership.

Personalisation

The residence proposition emphasizes staff learning owner preferences, preparing homes before arrival and handling domestic details. The brand's hotel-service culture is translated into recurring household service.

Home, Not Hotel Room

The goal is not to make the residence feel like a permanently occupied hotel suite. Four Seasons increasingly frames the service as removing friction around a private home while preserving owner privacy and individuality.

Design

Four Seasons works with project-specific architects and designers rather than imposing one global residential aesthetic. The brand supplies standards and review; creative authorship remains with the named design teams.

One Dalton

Four Seasons One Dalton Street in Boston demonstrates how a later residence can coexist in the same city as the 1985 original while serving a different building and ownership market.

The Surf Club

The Surf Club in Surfside shows the residence model attached to a historic social institution and a Four Seasons hotel, with Richard Meier and Joseph Dirand among the major design authors.

Madrid

Madrid demonstrates adaptive reuse and heritage context: Four Seasons residences can occupy a restored urban complex rather than a purpose-built resort.

Bangkok

Bangkok at Chao Phraya River shows the programme operating in a large riverfront mixed-use development in Asia.

Resort Ownership

Punta Mita, Costa Rica, Anguilla, Nevis and other resort settings show another model: owners acquire homes within destination communities while drawing on Four Seasons resort infrastructure.

Rentals Are Separate

Four Seasons also operates Villa & Residence Rentals. In 2025 it reported more than 900 rental homes in 32 destinations. This rental collection should not be confused with the census of privately owned Four Seasons branded residences.

Owner Rental

A particular residence may participate in rental arrangements, but the existence of the global Villa & Residence Rentals platform does not mean every private owner has identical rental rights or obligations.

Services Are Project-Specific

Concierge, housekeeping, in-residence dining, spa access, pools, clubs, golf, beach services and transport differ by property. The Four Seasons name establishes an operating culture, not one identical amenity schedule.

Fees

The operating model requires recurring charges. Owners must distinguish common charges, property-management fees, reserves and optional services from the original purchase price.

Brand Agreement

The physical residence and the Four Seasons management relationship are legally distinct. The duration, termination rights and consequences of a management or branding agreement belong in each project's governing documents.

Why the Brand Has Value

Four Seasons brings a long-established service system, recruitment and training culture, global recognition and residential management expertise. Those are operational assets rather than decorative ones.

Why the Brand Creates Dependence

The same value creates dependency. If management changes, the owner still owns the real estate, but the lived service experience and possibly the property's name can change.

Development Economics

Branded residences can help developers finance mixed-use luxury projects through residential sales. Four Seasons' own growth history shows residences becoming increasingly common within its new developments.

65 Percent of Pipeline

By 2026 Four Seasons said 65 percent of its development pipeline included a residential component. Residences are therefore no longer an ancillary experiment; they are a core development format.

Standalone Expansion

The 2026 pipeline specifically identifies standalone residences in Washington DC, Dubai International Financial Centre, Abu Dhabi at Saadiyat Beach, Las Vegas and Coconut Grove in Miami.

Pipeline versus Operating Portfolio

Those future projects are not counted by the Library as occupied simply because Four Seasons markets them. The live development page lists opening years extending to 2029.

Delivery Discipline

A project page can remain online while delivery moves. Each residence must therefore carry its own status—announced, under construction or occupied—rather than inherit a programme-wide assumption.

Comparison with Aman

Aman developed an exceptionally private resort-villa residence model. Four Seasons began earlier in Boston and built a larger, more standardized global management platform spanning cities and resorts.

Comparison with Six Senses

Six Senses foregrounds wellness and sustainability as the residential operating thesis. Four Seasons foregrounds personalized service, property management and consistency across a much larger global network.

Comparison with YOO

YOO proves branded living can exist without a hotel operator. Four Seasons demonstrates the opposite proposition: the operator itself can be the principal residential value.

Comparison with Automotive Residences

In an automotive residence the marque may leave after design and licensing obligations are fulfilled. Four Seasons remains relevant every day because staff, management and service are part of the proposition.

The Golden Rule

Four Seasons' broader service culture is rooted in the Golden Rule formalized under Sharp in the 1980s. The residence programme extends that people-centred philosophy from transient guests to long-term homeowners.

Residential Leadership

Four Seasons' current Group Head of Residential is Chris Meredith. He is important to contemporary programme leadership, but the evidence here does not justify a new People entry: he manages and develops an established model rather than being shown to have authored a new one.

People-Series Decision

No new People master is created from this entry. Isadore Sharp already exists as LHL-P-002. Current residential executives and individual project developers remain candidates only if separate research proves a repeatable authorship model.

The Boston Unit Discrepancy

The current Boston Private Residences page says 95 units; the current Four Seasons Hotel Boston facts page says 87 residential units. Both are official Four Seasons sources. The difference may reflect different counting scopes or later configuration, but the available sources do not explain it.

Candour

Four Seasons' own sources provide unusually strong evidence for programme history, management role and current scale, but they are also sales and corporate materials. The Library therefore does not adopt claims of market leadership or investment premium as independent fact. Portfolio and pipeline counts change over time. Services, rental rights, fees and hotel access are project-specific. The Boston unit count is internally inconsistent in current official materials: 95 on the residence page and 87 on the hotel facts page. Future openings shown on the development page are not treated as delivered properties.

Conclusion

Four Seasons Private Residences is one of the institutions that turned branded residences from an occasional mixed-use arrangement into a global hospitality business. Its decisive innovation is not a logo on a deed or a designer interior. It is the proposition that the same service culture that looks after a guest for three nights can look after an owner, a household and a home for years.
