Six Senses Residences is the private-ownership extension of Six Senses, combining homes with the brand's wellness, sustainability, community programming and resort service.

It belongs firmly in the R-series because Six Senses manages residential environments and, at selected properties, can return privately owned homes to hospitality inventory.

Why It Is in the Library

The programme is distinctive because wellness and sustainability are not amenities added to a conventional condominium. They are the organizing ideas of the parent hospitality brand and are deliberately carried into residential planning, materials, services and owner life.

Parent House

Six Senses was established in 1995 and grew from the same founder world as Soneva, with Sonu and Eva Malmström Shivdasani already represented in LHL-P-017.

Founder Duplication

No new founder master is created here. The existing Sonu & Eva card is the correct historical anchor for the original Six Senses philosophy.

Residence Origins

Six Senses' own current brand-history material says the residence offering expanded from Con Dao in Vietnam to Courchevel in 2015, establishing Con Dao as the earlier documented ownership anchor.

Six Senses Residences Con Dao currently contains 15 residences, with three- and four-bedroom private homes positioned inside the protected national and marine-park setting.

Con Dao Architecture

Six Senses credits Paris-based AW2 with the resort design and its bioclimatic approach, reclaimed materials and local-heritage references.

Con Dao Rental Programme

The current ownership page explicitly allows owners to place their villa into the Six Senses rental programme when they are not in residence.

Owner Use

Six Senses states that owners may use the villa as little or as much as they wish, subject to the rental schedule and previously accepted bookings.

Withdrawal Rule

The current Con Dao page says an owner can withdraw from future rental inventory with six months' written notice while honouring existing bookings.

The same villa can be private property for the owner and Six Senses hospitality inventory at another time.

Courchevel

Six Senses Residences Courchevel opened in December 2015 as the brand's first residential project in Europe.

Courchevel Scale

The project contains 53 apartments and duplex penthouses.

Standalone Importance

The current Six Senses page explicitly says Courchevel has no conventional resort or hotel component.

Why Courchevel Matters

It proves that Six Senses residential operation does not require hotel rooms in the same building.

Courchevel Services

Owners receive 24/7 concierge, ski services, private catering, transport solutions, spa membership and other residential services.

Standalone Is Still R

The absence of a hotel does not turn Courchevel into a name licence. Six Senses remains the service and wellness operator.

The live Six Senses residence site now lists ownership opportunities across Austria, Belize, Fiji, France, Greece, Portugal, Switzerland, Thailand, Turkey, the UAE, the United Kingdom and Vietnam.

IHG Residence Map

IHG's current residence platform additionally identifies operating and future Six Senses residences across the Americas, Europe, Middle East and Asia-Pacific.

Different Lists

The Six Senses consumer sales page and IHG residence platform use different geographic and project scopes. The Library does not force them into one undated global count.

Crans-Montana

Six Senses Residences Crans-Montana contains 17 residences in the upper part of the resort hotel.

International Ownership

The current page says 13 of the 17 apartments carry a special provision allowing sale without restrictions to international owners.

Hotel Integration

Crans-Montana owners receive access to the resort, restaurants and 2,000-square-metre Six Senses Spa.

London

Six Senses Residences London contains 14 one- and two-bedroom apartments within The Whiteley in Bayswater.

London Relationship

Residents can use the amenities of Six Senses London and receive access to Six Senses Place, the brand's private social and wellness club concept.

Fiji

Six Senses Residences Fiji extends the programme into a marina-based South Pacific resort community.

Kaplankaya

Six Senses Residences Kaplankaya provides the Aegean resort model, combining private peninsula living with the brand's wellness programme.

The Palm Dubai

Six Senses The Palm, Dubai is the brand's first UAE resort and a major mixed-use residential development.

Palm Count Discrepancy

The current Six Senses residences page says 163 branded residences and nine villas, while the current Six Senses home/new-openings pages describe 162 branded residences.

Why the Difference Stays

Both figures are current official Six Senses sources. The Library preserves the discrepancy rather than inventing a reconciliation.

Dubai Marina

Six Senses Residences Dubai Marina is a separate standalone project and is explicitly labelled standalone on IHG's current residence platform.

Wellness at Vertical Scale

The Dubai Marina project advertises 61,250 square feet of health, longevity and mindfulness amenities and applies biophilic/wellness principles to a high-rise residence.

Why Dubai Marina Matters

It is one of the clearest examples of Six Senses moving from remote resort wellness into dense urban residential infrastructure.

The Forestias

Six Senses Residences The Forestias near Bangkok places the brand inside a 157-acre urban forest and wellness development.

Urban Community

The Forestias shows Six Senses operating not only in resorts and standalone buildings but inside a large master-planned residential ecosystem.

Comporta

Six Senses Residences Comporta is currently marketed as 58 branded residences on Portugal's Blue Coast.

Porto Heli

Six Senses Residences Porto Heli currently offers 12 private villas for ownership and is scheduled as part of the brand's future Greek resort entry.

Porto Heli Status

The project is future inventory, not an operating residence community.

Xala

Six Senses Xala in Mexico is planned with 25 branded residences and 51 hotel accommodations, with a current target opening in 2028.

AMAALA

Six Senses AMAALA is currently described with 25 branded residences alongside the resort programme.

Camp Korongo

Six Senses Camp Korongo in Utah was announced in 2026 with 12 branded residences within a 480-acre desert resort and residential community.

Pipeline Discipline

Porto Heli, Xala, Camp Korongo, Kitzbühel and other future projects are not counted as occupied merely because sales or development have begun.

Sustainability

The residence programme says homes are built using renewable and locally sourced materials and high standards of energy and water efficiency.

Sustainability as Product

This is more specific than a generic ESG statement: the environmental proposition is part of the residential design and buyer narrative.

Sustainability Tension

Large villas, private pools, long-haul access and major construction still have environmental impacts. Six Senses branding does not remove the footprint of luxury real estate.

Why Wellness Works Residentially

A hotel wellness programme can be episodic. In a residence, lighting, air, water, materials, fitness and daily routines can become part of the built environment.

Community

IHG describes Six Senses residences through vibrant community programming as well as private home life.

IHG Acquisition

IHG acquired Six Senses Hotels Resorts Spas in February 2019 for $300 million in cash.

No Real Estate Acquired

IHG explicitly stated that the acquisition included the brands and operating companies but did not include real estate assets.

Why This Matters to Owners

IHG owns the hospitality brand and management platform, not automatically the land or residences sold by local developers.

Pre-IHG Residence History

Six Senses Residences existed before the 2019 acquisition. Con Dao and Courchevel therefore belong to the brand's own earlier residential history rather than an IHG-created programme.

Post-IHG Scale

IHG now gives Six Senses a broader global residential platform, owner benefits, distribution systems and corporate development infrastructure.

The current IHG Residences platform advertises dedicated residential teams, concierge, housekeeping, laundry, personal shopping, catering, private chefs, in-residence spa and other services, while stating that benefits vary by property.

IHG One Rewards

IHG currently awards qualifying residence owners Diamond Elite status for a limited period as part of the residential benefits programme.

Benefits Are Not Deed Rights

Loyalty status and global owner benefits are programme privileges and can change independently of title ownership.

Six Senses Loyalty Exception

Six Senses has historically had special participation rules inside IHG One Rewards. Hotel loyalty benefits and residence-owner benefits should therefore not be assumed identical.

Developer Role

Local developers provide land, capital, construction, statutory sales and title.

The two houses share founder history and sustainability DNA. Soneva remains an independent private-island ownership system; Six Senses is now part of IHG and is expanding much more aggressively into urban and standalone residences.

Comparison with Banyan Tree

Both combine sustainability, resort living and rental-capable ownership. Six Senses puts greater emphasis on wellness as the central residential design system.

Comparison with One&Only

One&Only emphasizes destination immersion and its global homeowner network. Six Senses differentiates through wellness, sustainability and community programming.

Comparison with Mandarin Oriental

Mandarin Oriental's core residential promise is five-star property management. Six Senses adds a more explicit health and environmental thesis to managed living.

Neil Jacobs

Neil Jacobs led Six Senses through the 2019 IHG acquisition and remains an important figure in the brand's modern growth.

People Decision

No new People master is created from this entry. Jacobs is a major executive steward, but the residence model predates his later global expansion and the founder authorship is already represented by Sonu & Eva Malmström Shivdasani.

Historical Importance

Six Senses Residences helped make wellness real estate a genuine hospitality category: not simply homes beside a spa, but homes whose materials, environmental systems, services and community are intended to support daily well-being.

Conclusion

Six Senses Residences turns wellness from something an owner books into something an owner inhabits. Con Dao established the resort-home and rental relationship; Courchevel proved the hotel itself could disappear while Six Senses service remained; the current pipeline now carries the idea into cities, forests, mountains and deserts. The programme's strongest claim is therefore not that every home looks like Six Senses. It is that the home itself can become part of the brand's machinery for living well.
