Soneva Residences is the ownership extension of Soneva's Maldives resort model. It belongs firmly in the R-series because the residences are not name licences: Soneva manages and maintains the homes, integrates them into the resort, and can return participating villas to hospitality inventory through a Villa Rental Programme.
Why It Is in the Library
Soneva is one of the clearest cases in which the private-island resort and the private residence become almost the same physical object. A villa can be a home for its owner and, at another time, part of the operating resort.
Parent House
Soneva was founded in 1995 with Soneva Fushi. The company describes that opening as the birth of its Barefoot Luxury philosophy, now evolved into Bare Luxury.
Founders
Sonu Shivdasani and Eva Malmström Shivdasani are already recorded together as LHL-P-017, with anchors to Soneva and Six Senses. No duplicate People master is created from this residence entry.
Why a Joint Founder Card Matters
The Soneva model is a shared authorship: Sonu's entrepreneurial and sustainability philosophy and Eva's design authorship belong to the same house. Residence history should not separate them artificially.
The Ownership Model
Soneva Villa Ownership allows buyers to acquire long-term leasehold rights to villas within Soneva resorts in the Maldives, with Soneva retaining management responsibilities under the ownership structure.
Not Freehold
Soneva's 2024 ownership brochure states that villa ownership is structured on a sub-lease basis for the duration of Soneva's island lease from the Maldivian Government.
Why This Legal Point Matters
The buyer is not purchasing ordinary perpetual freehold land. The asset is a long-duration contractual and leasehold interest whose life is tied to the underlying island lease and its extensions.
Soneva Fushi Lease
The 2024 brochure stated that Soneva Fushi had 71 years remaining on its lease as of January 2023.
Soneva Jani Lease
The same brochure stated that Soneva Jani had 90 years remaining as of January 2023.
Extension Option
The brochure said both resorts would have an option to extend their leases for a further 49 years on payment of an extension fee.
A Moving Legal Record
Those remaining-year figures age every year. The Library therefore dates them precisely and does not present them as current 2026 balances.
Soneva Fushi
Soneva Fushi is the original island and the foundational ownership environment: jungle, beach, large villas, open-air living and the full Soneva resort ecosystem.
Soneva Jani
Soneva Jani extends the model into a large lagoon environment where overwater architecture, retractable roofs, slides and exceptionally large villas became defining visual features.
Villa Ownership Office
Current Soneva Jani resort maps explicitly mark a Soneva Villa Ownership Office, showing that ownership is integrated into the resort's physical and commercial infrastructure.
Ownership versus Residence Category
Soneva also uses the word “Residence” as a villa category for bookable accommodation. A residence on the resort website is not automatically proof that the specific villa is privately owned.
Why That Distinction Matters
The Library must separate three things: a large villa called a Residence, a privately owned villa, and a privately owned villa participating in the rental programme. They can overlap, but they are not synonyms.
Soneva's 2024 Residences Concept
In August 2024 Soneva announced an enhanced service concept for large three- to nine-bedroom Residences at Soneva Fushi and Soneva Jani.
Large-Villa Service
The enhanced concept added complimentary services including a dedicated Villa Manager, Villa Attendant and Private Chef for the large Residence category.
Scale
Soneva said these large Residences could reach 3,048 square metres of living space, making them closer to private estates than conventional hotel villas.
Villa 11
The nine-bedroom estate at Soneva Fushi reaches 3,048 square metres and demonstrates the upper limit of the current large-villa programme.
Villa 42
The six-bedroom Soneva Fushi estate includes private gym, spa room, steam and sauna facilities, large kitchen, wine storage and extensive family space.
Villa 33
The three-bedroom Residence at Soneva Fushi includes a private spa suite, gym, sauna, steam facilities, wine cellar and full kitchen, illustrating how even smaller residence categories can function as self-contained private homes.
Kitchens
Large kitchens and pantries matter to ownership because they allow a villa to behave domestically rather than only as a hotel accommodation unit.
Private Chef
The Private Chef proposition strengthens that domestic-hospitality hybrid: the home has a real kitchen, while Soneva can supply hotel-level culinary service inside it.
Villa Manager
The Villa Manager is the residence equivalent of Soneva's highly personalized host culture. It gives a large home a dedicated human operating layer.
Villa Attendant
The Villa Attendant adds continuous household care, reinforcing the distinction between a managed resort residence and a villa that merely carries a luxury name.
Barefoot Butler
Other Soneva villa categories advertise a Barefoot Butler rather than the full Residence staffing package. Service nomenclature therefore varies by category and should not be generalized carelessly.
Rental Programme
Soneva's ownership material offers a Villa Rental Programme that allows participating owners to place homes into resort inventory when they are not in residence.
Why Rental Is Central
The programme converts a private capital asset into hospitality inventory. It is one of the purest examples of residence and resort economics occupying the same villa.
Optionality
Soneva's own ownership brochure distinguishes owners who elect not to join the Rental Programme, confirming that participation is not conceptually identical for every ownership situation.
Existing versus New Villas
Third-party sales material citing Soneva ownership terms states that rental participation can differ between existing/refurbished villas and villas yet to be built. Buyers must rely on their actual agreements rather than generic sales summaries.
Rental Economics
Published sales material describes revenue-sharing mechanics, operating deductions and ownership expenses. These figures can change and are not reproduced in the Library as guaranteed returns.
No Yield Promise
The Library does not describe Soneva Residences as an investment product with a guaranteed yield. Rental income depends on occupancy, rates, costs, taxes, villa condition and contract terms.
Maintenance
The ownership structure includes a Villa Management Agreement giving Soneva management responsibilities over the property.
Why Management Matters
A remote island residence has unusual maintenance demands: salt, humidity, marine logistics, specialist labour and imported materials. Operator involvement is therefore more structurally important than in a conventional city apartment.
Modifications
Soneva's 2024 ownership brochure says owners outside the rental programme may alter villas within limits, while changes to floor plan, exterior or construction materials require developer written approval.
Design Control
That restriction protects the resort environment and visual coherence. Private ownership does not mean unlimited architectural autonomy.
Rental and Design
A villa participating in hospitality inventory has an even stronger reason to preserve Soneva standards because paying guests must receive a recognizable resort product.
Eva's Design Legacy
Soneva's villas are closely associated with Eva Malmström Shivdasani's approach to natural materials, handcrafted details, open-air bathrooms and playful domestic elements.
Site Specificity
The best Soneva homes are not generic branded villas placed on tropical land. Their decks, bathrooms, pools, slides and outdoor rooms respond to jungle, beach or lagoon conditions.
Sustainability
Soneva's wider philosophy places environmental stewardship at the centre of the brand. Ownership therefore carries an implicit expectation that private homes remain compatible with island conservation systems.
Sustainability Tension
Very large villas, private pools, air conditioning, imported construction and long-haul access also create environmental impacts. Brand philosophy does not remove the physical footprint of ultra-luxury real estate.
Resort Infrastructure
Owners rely on the same island systems as guests: power, water, waste treatment, marine transport, food logistics, medical response and staff accommodation.
Eco Centro
Soneva's resort maps identify Eco Centro waste-management facilities. For owners, sustainability is therefore partly operational infrastructure rather than only guest-facing messaging.
Food
Soneva's restaurants, gardens, wine, chocolate and ice-cream rooms form part of the owner environment. The residence proposition is inseparable from the resort's food culture.
Wellness
Soneva Soul and other wellness facilities extend the resort's wellbeing infrastructure to owners, subject to booking, inclusion and charging arrangements.
Children
The Den and family programming are particularly relevant to residence ownership because large multi-generational families are a natural market for three- to nine-bedroom homes.
Long Stays
Soneva's current “Resident” offers for stays of 15 nights or more demonstrate a broader shift toward home-like use even among non-owner guests.
Do Not Confuse “Resident” with Owner
The 2026 Resident offers are long-stay hotel promotions, not property ownership. The terminology is similar but the legal relationship is entirely different.
Soneva Secret
Soneva Secret currently operates as a 13-villa resort in Makunudhoo Atoll. The current ownership evidence reviewed for this master is strongest at Fushi and Jani, so Secret is not presented as an established Villa Ownership location without documentary support.
Current Resort Portfolio
As of August 2026 Soneva's operating resort site lists three Maldives resorts: Soneva Fushi, Soneva Jani and Soneva Secret.
Soneva Kiri
Soneva Kiri in Thailand belonged to the wider historical Soneva portfolio, but the current 2026 Soneva resort site no longer lists it among the three operating Soneva resorts. This residence master therefore does not treat it as current ownership inventory.
What the Buyer Actually Owns
The core ownership right is a leasehold/sub-lease structure plus contractual rights under reservation, lease, villa-management and, where applicable, rental agreements.
What Soneva Supplies
Soneva supplies management, maintenance, hospitality infrastructure, resort services and brand environment according to those contracts.
What Soneva Does Not Erase
Ownership remains subject to Maldivian law, taxation, lease duration and contractual restrictions. A famous resort brand does not convert leasehold into perpetual land ownership.
Taxes
Soneva's 2024 ownership brochure listed transaction and rental-related taxes applicable at that time. Tax rates can change, so this master records the existence of tax obligations rather than treating historical percentages as permanent advice.
Construction
The 2024 brochure said Soneva used contractors in the Maldives and committed to a one-year construction period for new-build villas, normally beginning in the following low season.
Construction Claim
That one-year period is a Soneva-published commitment, not an independent guarantee of delivery. Individual purchase contracts control.
Comparison with Aman
Aman and Soneva both sell exceptional resort homes integrated with highly private hospitality. Soneva's distinguishing feature is the unusually direct conversion of privately owned villas back into the resort's bookable inventory.
Comparison with One&Only
One&Only Private Homes now offers a global homeowner network, exchange and cross-Kerzner benefits. Soneva is geographically narrower but more tightly fused with private-island resort operations.
Comparison with Four Seasons
Four Seasons residences often operate in urban towers and large mixed-use developments. Soneva ownership is fundamentally island-resort real estate and therefore more dependent on one operator's entire infrastructure.
Comparison with Six Senses
Soneva and Six Senses share founder history and sustainability/wellness DNA. Soneva ownership, however, remains a distinct programme under the Soneva house and should not be conflated with IHG-owned Six Senses Residences.
Founder Continuity
Sonu and Eva's existing LHL-P-017 card is the correct People anchor. The residence model reinforces their authorship but does not require another person entry.
No New Person
Current managers, villa-ownership sales executives and resort managers are important to operation but do not independently pass the Library test on the evidence reviewed here.
Historical Importance
Soneva Residences demonstrates a powerful version of the resort-residence model: the owner can inhabit a highly individualized home while remaining inside a complete hotel ecosystem, and the same home can return to that ecosystem when the owner leaves.
Classification
R-code · Hospitality Residences · Private-island resort ownership · Operator-managed leasehold villas · Optional/contractual rental integration.
Candour
The strongest legal detail available publicly comes from Soneva's 2024 Villa Ownership brochure, whose lease balances and tax figures are dated and must not be presented as timeless. Current Soneva web pages use “Residence” for large bookable villa categories and “Resident” for long-stay offers; neither term alone proves ownership. The Library therefore distinguishes villa category, long-stay guest and legal villa owner. The current ownership record is strongest for Soneva Fushi and Soneva Jani. Rental participation, revenue mechanics, modification rights, management fees and tax consequences are contract-specific and should be verified from current legal documents before purchase.
Conclusion
Soneva Residences is not a condominium programme transplanted to a beach. It is the private-island resort turned inside out: the guest villa becomes a home, the home remains part of the resort, and hospitality can return whenever the owner chooses to place it back into inventory. Few residence programmes make the boundary between staying and owning so deliberately porous.
