Armani Residences is the residential expression of the Giorgio Armani lifestyle and hospitality system. It sits unusually between maison residence and hospitality residence: Armani/Casa can design standalone branded real estate, while the original Dubai residences are embedded directly inside Armani Hotel Dubai and the Burj Khalifa hospitality environment.
Why It Is in the Library
Armani is a particularly complete example of fashion becoming place: clothing became furniture through Armani/Casa; furniture and interiors became hotel design; the hotel became a residence; and the residence programme then travelled outside the hotel into standalone branded real estate.
Armani/Casa
Armani/Casa's current aesthetic emphasizes simple lines, proportion, precious materials, refined finishes and controlled textiles. Its Interior Design Studio was established in 2004 under Giorgio Armani's direct supervision for apartments, yachts, aircraft, villas and prestigious residential complexes.
Emaar Partnership
Armani Hotels & Resorts describes the hospitality business as a global partnership between Giorgio Armani and Emaar, combining Armani design with Emaar's development expertise. Emaar founder Mohamed Alabbar heads the joint venture and already exists as LHL-P-078.
Dubai
Armani Hotel Dubai in Burj Khalifa was the world's first Armani hotel. The current hotel site says every element of its 160 rooms and hospitality spaces was personally designed by Giorgio Armani.
Dubai Residences
The same tower contains 144 one- and two-bedroom Armani Residences on levels 9 through 16, approximately 100–200 square metres, personally designed by Armani and furnished with Armani/Casa.
Why Dubai Is R-Code
Dubai is not merely an Armani/Casa condominium. The residences sit in the same building as Armani Hotel Dubai and are presented by Armani Hotels & Resorts as part of its hospitality environment.
Role Boundaries
Armani did not design Burj Khalifa's architecture. His authorship is the hospitality and residential interior/lifestyle environment; Emaar is the development partner; the tower architects retain architectural authorship.
First Sales
Emaar's 2008 annual report says sales of the first Armani Residences began in late 2007 and received a sell-out response. The same report earmarked a second residence project for Marassi in Egypt; that historical pipeline is not treated as proof of a current operating property.
Standalone Expansion
The Armani/Casa Interior Design Studio subsequently moved into residential complexes independent of Armani hotels.
Sunny Isles Beach
Residences by Armani/Casa became Armani's first US residential tower. Dezer Development identifies an exclusive partnership among Armani/Casa Interior Design Studio, Dezer Development and Related Group.
Sunny Isles Authors
César Pelli designed the tower, Enzo Enea the landscape, and Armani/Casa the residential and amenity interiors.
Scale
Dezer currently describes the completed Sunny Isles project as a 56-storey oceanfront tower containing 308 residences.
Why Sunny Isles Is Different
Unlike Dubai, Sunny Isles does not depend on an Armani Hotel in the building. It is primarily a design-house branded residence.
The R/A Boundary
The approved register correctly keeps the family at LHL-R-003 because Armani has a genuine hospitality parent, but individual Armani/Casa projects can behave operationally more like A-series design licences. Each project therefore needs its own operator statement.
Armani/Casa versus Armani Hotels
Armani/Casa is the design system; Armani Hotels & Resorts is the hospitality system. Some residences use both. Others primarily use Armani/Casa.
What the Buyer Owns
The purchaser acquires local real estate under project-specific sale, title and governance documents, not shares in Giorgio Armani S.p.A., Emaar, Dezer or Related.
Brand Rights
The physical residence and the right to use Armani/Armani-Casa branding are separate legal layers. Brand term, management and termination provisions belong in project documents.
Service Rights
Hotel-linked Dubai owners can inhabit an Armani hospitality environment. Standalone Armani/Casa owners should not assume identical hotel services simply because the design house is the same.
Central Rule
Armani/Casa design does not automatically equal Armani hotel operation.

The current Armani Hotels & Resorts site lists operating hotels in Dubai and Milan.
Expansion after 2025
In January 2026 Armani Hotels & Resorts publicly invited developers and investors to propose new properties and branded residences, demonstrating that the residential strategy continues.
Diriyah
The current site also presents a future Diriyah project in Saudi Arabia developed in collaboration with Giorgio Armani and his in-house interior-design team.
Founder Death
Giorgio Armani died on 4 September 2025. Armani Group said he worked until his final days on ongoing and future projects and that the family and employees would continue the company in accordance with his values.
Why Death Changes Attribution
Future residences cannot automatically be described as personally designed by Giorgio Armani. Projects must distinguish work completed or supervised before his death from later work by the continuing Armani/Casa studio.
Institutional Continuity
This is not a brand left without a design organization. Armani/Casa already had a professional Interior Design Studio and Armani Hotels & Resorts an operating development platform before the founder's death.
Giorgio Armani
This research produces a People master for Giorgio Armani. His role was not celebrity endorsement: he personally designed the original hotel/residences, established the domestic design system and supervised the studio that made the model repeatable.
Gil Dezer
Gil Dezer already has a People master. Sunny Isles becomes another anchor for his repeatable South Florida branded-residence development model.
Mohamed Alabbar
Alabbar already exists as LHL-P-078. The Armani/Emaar joint venture is an important additional anchor for his hospitality-development record.
César Pelli
Pelli is a major architecture-history candidate, but this entry does not create him solely from one Armani tower. His broader body of hospitality/residential work should be assessed separately.
Comparison with Bvlgari
Bvlgari created a long-term architectural partnership with ACPV and Marriott. Armani's spatial authorship was much more directly tied to the founder himself and his in-house studio.
Comparison with Baccarat
Baccarat translates decorative arts and light. Armani translates a complete personal lifestyle aesthetic from clothing into furniture, rooms, hospitality and homes.
Comparison with YOO
YOO is a platform built to host multiple designers. Armani is almost the opposite: one founder's aesthetic became an institution capable of surviving him.

Design Risk
Future projects can become superficial if they reproduce beige palettes and branded furniture without the proportion, restraint and material discipline that made Armani's original environments coherent.

After Armani's death, buyers should pay particular attention to who approves design, what the licence requires and how long the brand relationship lasts.

Armani design cannot compensate for construction defects, inadequate reserves, weak waterproofing or poor condominium governance.
