Porsche Design Tower is the completed building that made the automotive residence intelligible as a real-estate product rather than a rendering.

Porsche Design Tower is the completed building that made the automotive residence intelligible as a real-estate product rather than a rendering. Its central promise was literal: a resident could remain with a car, travel vertically through the tower and arrive at a private garage beside the home.

The tower belongs in the Library because that promise was delivered, occupied and then reproduced. Bentley Residences expanded the same developer’s Dezervator-and-sky-garage model; later automotive projects adopted the broader idea that a marque could organise a residence around the owner’s relationship with the car.

Why this is an A code

The Library’s A code identifies branded living without a hospitality parent. Porsche Design is a lifestyle and design house connected to Porsche, not a residential operator with a service system comparable to Aman, Four Seasons or Rosewood.

The tower has concierge, dining, spa, beach and vehicle services. Those functions are real, but they are delivered through the condominium association, management and specialist contractors. Porsche Design supplied brand and design authorship; it did not become the building’s hotel operator.

The completed proof

Many branded residences enter public view while still dependent on forecasts. Porsche Design Tower passed the harder test. The building was completed, residences were conveyed, owners moved in, the association assumed governance and the unusual vehicular-lift system entered ordinary service.

That operating record makes the tower more important than later projects with larger amenity programmes. It proved that the idea could survive construction, testing, code review, turnover and years of resident use.

The responsibility map

The project joined several distinct layers:

1. 18555 Developers LLC — the project entity and seller identified in offering and conveyance material; 2. Dezer Development and Dezer Signature Brands — development leadership, licensing and sales platform; 3. Porsche Design — controlled name, design philosophy and brand collaboration; 4. Sieger Suarez Architects, Coastal Construction and the consultant team — architecture, engineering and delivery; 5. Mid-American Elevator and safety specialists — the passenger-and-vehicle lift system; and 6. the condominium association and its contractors — governance, maintenance and resident services after turnover.

Marketing fused those roles. Ownership and operation separated them.

18555 Developers LLC

The condominium was developed and sold through 18555 Developers LLC, a Florida project entity formed in 2011 and still recorded as active on the record date. Public conveyances identify it as the seller of units, while contemporary project material names it as the Developer.

This is the entity at the real-estate layer of the transaction. Neither the Porsche name nor the Dezer trade name should obscure the company through which the condominium was offered and conveyed.

Dezer Development

Dezer Development assembled the site, directed the project, negotiated the Porsche Design relationship, financed and marketed the tower and coordinated the delivery team. Gil Dezer became the public author of the development idea and the named inventor on the patent family for the passenger-and-vehicle system.

The development platform is therefore central to the record. It is not, however, a substitute for the legal project entity or for the association that now governs the completed building.

Dezer Signature Brands

Porsche’s own account described Dezer Signature Brands as a Dezer Development subsidiary specialising in branded high-rise residential and condo-hotel work. It also recorded a master licensing agreement with Porsche Design.

That arrangement explains why the tower was more than a single naming exercise. The developer built a repeatable capability: secure a luxury licence, translate it into a residential brief and make the brand visible in a technical feature buyers could understand.

Porsche Design

Porsche Design brought the principles it publicly associates with functional design, technical innovation and reduced form. The tower was described by Porsche as its first residential real-estate project.

Its contribution was substantial. The brand helped set the aesthetic and functional brief, participated in the lift-development process and supervised design details across the building. It did not purchase the land, sign the construction contract, sell the units or assume association governance.

Porsche Design, not Porsche Cars as operator

The project was often discussed as a Porsche building because the name carried immediate automotive meaning. The operating distinction is stricter. Porsche Design licensed and designed; Porsche Cars did not establish a hotel or residential-management platform at 18555 Collins Avenue.

The difference matters to purchasers and to the Library. A car marque can shape a home without promising perpetual service, brand recognition or operating standards in the way a hospitality residence agreement may do.

Sieger Suarez Architects

Sieger Suarez Architects designed the circular high-rise and integrated the unusual central hoistway, private garages, floor-through residences, balcony pools and amenity spaces. The practice records the building as completed in 2017, with 132 units on a 2.2-acre oceanfront site.

The architects did not simply wrap a conventional tower in branded finishes. The car system altered the core, structure, unit entrances, garage interfaces and circulation. Architecture had to be reorganised around a machine.

Coastal Construction

Coastal Construction served as general contractor. The company coordinated a building whose most recognisable features — vehicle lifts, garages beside living rooms and pools at high elevation — imposed risks far beyond the normal decorative layer of a branded condominium.

Its later return to carry out repairs under a developer-association settlement also belongs to the record. Completion did not end the contractor’s relationship with the physical building.

The consultant system

The tower depended on structural, mechanical, fire, elevator, pool, façade and testing specialists. ENR identified a 55-foot-wide central hoistway, three high-capacity robotic lifts, a 12-column structural system and post-tensioned slabs shaped around the vehicular core.

No single brand or developer could deliver those elements alone. The tower’s authorship is strongest when divided accurately rather than concentrated in one heroic name.

Robert Bailey III

Robert “Rob” Bailey III, then president of Mid-American Elevator, designed the working Dezervator system for the project. ENR described him as a veteran of complex industrial elevators, including work associated with NASA’s Vehicle Assembly Building.

His role was narrower and more technical than Gil Dezer’s. Dezer originated and patented the product concept; Bailey converted the brief into a full-scale lift system that could be constructed, tested and certified.

The condominium association

The post-delivery institution is the 18555 Collins Avenue Condominium Association, Inc. Its own site and newsletters document board meetings, declaration amendments, repairs, staffing, dining, spa, vehicle services, events and specialist maintenance.

This evidence resolves a common branded-residence ambiguity. The completed tower is not run by Porsche Design. It behaves as a privately governed condominium whose owners collectively support a hospitality-like operating layer.

What the buyer buys

A purchaser buys a condominium unit and the appurtenant rights and obligations defined by the declaration, prospectus, purchase agreement and other recorded instruments. The buyer does not acquire shares in Porsche, ownership of the Porsche Design name or a direct hotel-service contract with Porsche Design.

The brand and the Dezervator materially affect value and experience. They do not replace the real-estate instrument through which title is held.

The legal unit

Marketing plans for the tower used generous total-area figures that could combine interior space, terrace and private-garage areas. The legal Unit is a different concept, defined by the condominium documents and survey exhibits.

This distinction matters because a garage beside the residence may feel domestic while still carrying a particular legal classification. Buyers must look to the declaration for unit boundaries, limited common elements and maintenance obligations.

Marketed area

Published plans and resale material use several area conventions. A residence may be described by interior living area in public records and by a larger “total” that includes balcony and garage in sales material.

The Library records this as a measurement issue, not a contradiction to be solved by choosing the largest number. Comparisons among units, projects and price per square foot are meaningful only when the same measurement basis is used.

The sky garage in title and use

The private garage is the project’s emotional centre. It allows the owner to arrive without crossing a shared parking deck and places the car within the domestic threshold.

Its legal status, however, cannot be inferred from glass walls or sales language. The declaration determines whether particular components are part of the unit, limited common elements or common infrastructure. The lift system itself is necessarily collective property and a collective expense.

The trademark layer

The tower used Porsche Design under a licensing arrangement. The name, logos and design vocabulary therefore sit on top of the land, building and condominium rights rather than merging permanently with them.

This is the defining A-code condition. The residence can remain owned and occupied even if future contractual rights to use a luxury name change. Brand continuity should be confirmed through the operative licence and association documents, not presumed from the façade.

No hotel beside the tower

Porsche Design Tower is a standalone residential condominium. It does not share its site with a Porsche hotel, and there is no hotel inventory inside the building.

The restaurant, spa, concierge and beach programme create a hospitality atmosphere without producing a hotel parent. That distinction separates it from a co-located Four Seasons or Aman residence, where an operating hotel may support staff, kitchens and service culture.

No hospitality operator

No established hotel company is identified as operator of Porsche Design Tower. The current evidence instead shows management and the association organising personnel, amenities and external providers.

The project therefore demonstrates that branded residential service can be built from owner-funded contracts. It also demonstrates the fragility of that model: service quality depends on budgets, procurement, governance and staff retention rather than on a hotel brand’s global operating system.

Owner-funded service

Once the developer sold and turned over the condominium, the shared environment became an owners’ responsibility. The association funds management, security, vehicle operations, amenities, repairs and reserves through assessments and other income.

This is not a defect in the model. It is the model. The branded promise continues only where owners are willing and able to maintain the physical and service systems that made the property distinctive.

Current operating evidence

The association’s current site still describes 132 residences, in-unit garages, the Dezervator, car concierge, private restaurant, wine lockers, outdoor lounge, cinema and simulators. Earlier newsletters show those amenities functioning as a daily programme rather than merely surviving in a brochure.

They record restaurant reservations, Sunday brunch, spa appointments, resident events, car washing and 24-hour car-concierge contact. This is direct evidence of an occupied residential operation.

The site

The tower occupies an Atlantic Ocean frontage at 18555 Collins Avenue in Sunny Isles Beach, between Bal Harbour and Aventura. The site allowed a circular residential form to take in ocean and Intracoastal views while preserving a ceremonial vehicle approach.

Sunny Isles was already a high-rise luxury market. The project did not invent the location; it used the location’s density, international buyer base and automobile culture to make an unusually specialised product commercially plausible.

The early concept

The project emerged publicly in the early 2010s as Dezer moved from personal-name licensing toward a design-house collaboration. The proposed differentiator was not simply Porsche decoration but a new arrival system.

The concept inverted the standard luxury condominium sequence. Instead of surrendering a vehicle to valet staff and entering through a common garage, the owner would remain in the car and be delivered to the private front door.

Porsche’s first residential foray

Porsche’s 2017 account called the Miami tower the first residential real-estate project of Porsche. That statement should be read precisely: it referred to Porsche Design’s branded extension into real estate, not to a Porsche-owned residential operator.

The first-mover status is secure within Porsche’s own programme. It should not be expanded into a claim that no automotive-branded home or car lift had existed anywhere before it.

Functional design as sales argument

Porsche Design’s value to the project was strongest where its design philosophy could be seen in use. The lift, vehicle transfer and garage adjacency made “function” visible to a buyer before any discussion of materials.

This gave the licence more credibility than an applied badge. The building did something that the brand’s engineering associations helped explain.

The circular plan

The tower’s rounded form responds to panoramic views and to the large central vehicular core. Residences radiate around that centre, while garages align with the lift positions and domestic entrances.

The shape is not merely sculptural. It carries the consequences of routing three large vehicle cabins through the building and delivering cars to different angular positions on residential floors.

Height and storey count

Published records disagree on the number of floors. Porsche and ENR commonly describe a 60-storey tower. Sieger Suarez lists 58 floors; the pool contractor records 59 stories; brokerage and public-record sources sometimes use 57.

These figures can reflect occupied floors, architectural levels, mechanical spaces and marketing convention. The secure physical facts are a completed tower about 195–200 metres high and 132 residences. The Library preserves the disagreement rather than manufacturing one definitive count.

The 132 residences

The association, Porsche, the architect and technical sources agree on 132 residential units. That low count for a tower of this height reflects large plans, duplex configurations and the space consumed by garages, terraces and the central lift system.

The unit count also matters operationally. A highly specialised machine and extensive amenity programme are supported by a relatively small ownership base, concentrating long-term costs.

Floor-through and see-through planning

Sieger Suarez had already developed a South Florida practice around floor-through or see-through apartments, private lift arrival and large terraces. Porsche Design Tower placed that method inside a more radical circulation system.

The result was a home with long view axes, a private arrival and a garage that could be visually connected to the living space. The car became part of the interior composition without occupying the living room itself.

Private arrival

Privacy was one of the lift’s strongest sales arguments. A resident could enter the system from a controlled arrival area, remain with the vehicle and reach the home without using a conventional shared passenger lobby.

The system did not eliminate staff or surveillance. Car concierges, security, maintenance and emergency procedures remained necessary. It changed where human interaction occurred and gave the owner greater control over the visible part of arrival.

The sky garage

Each standard residence was designed with an in-unit garage reached by the Dezervator. Depending on the unit, the garage could accommodate multiple cars and could be separated from the interior by glazing.

The garage performed four roles at once: parking, private vestibule, collection room and theatre. That convergence is the project’s most copied idea.

The car as display

At Porsche Design Tower, an automobile could remain visible after the journey ended. For collectors, the car was no longer stored in an anonymous basement but curated beside the home.

This was an architectural and cultural shift. The project treated an expensive vehicle as an object of design comparable to art or furniture, while also preserving its practical use.

The Dezervator

The Dezervator is the patented passenger-and-vehicle system at the centre of the tower. A vehicle is identified and positioned, transferred into a large lift cabin, rotated as required and delivered to the assigned residential level and garage.

The name refers to Gil Dezer. The working system, however, was a collaborative engineering achievement involving Mid-American Elevator, architects, structural engineers, testing specialists, contractors and regulators.

Three vehicle lifts

ENR recorded three robotic vehicle elevators arranged around the central core. Each was designed for a combined load of approximately 40,000 pounds and for speeds up to 800 feet per minute.

Three lifts provide capacity and some operational resilience, but they do not remove dependency. A residence whose private entrance is organised around the car system must plan carefully for outages, inspections and major modernisation.

Speed and capacity

The reported 800-feet-per-minute speed was remarkable for machinery capable of carrying a vehicle and its occupants. The 40,000-pound capacity allowed large cars plus the cabin, transfer equipment and safety margin.

Luxury here depended on suppressing the feeling of industrial transport. The ride had to be fast, smooth, quiet and predictable enough to become domestic routine.

Identification and routing

The patent describes external sensors such as RFID or barcode readers that associate a vehicle with parking information. The system can then direct the vehicle to the appropriate cabin and destination.

This removes part of the ordinary elevator interface. The building recognises the car as a credential and routes it toward its assigned home.

The translating platform

A linearly translating platform moves beneath the vehicle, carries it into or out of the cabin and deposits it at the garage position. The transfer mechanism allows the driver to stop, switch off the engine and remain in place while the machine takes control.

The platform is what converts a large freight lift into a residential parking system. It manages the last metres between street, cabin and private garage.

Rotation

The patent and construction reporting describe rotation within the cabin or through the floor platform. This enables the vehicle to face the correct direction for different angular garage positions and for departure.

Because the building is circular, rotation is not a decorative flourish. It solves the geometry of serving homes arranged around a central shaft.

Engine-off and carbon-monoxide safeguards

The patent includes carbon-monoxide sensors intended to prevent a vehicle from entering or being parked while its engine is operating. It also describes returning a vehicle to the base if unsafe engine operation is detected inside the system.

These controls address the fundamental risk of carrying combustion vehicles through enclosed residential space. The glamour of the idea depended on invisible safety logic.

Motion and obstruction controls

The patent also contemplates motion sensing and controls capable of detecting unsafe movement or changes within the vehicle envelope. Doors, occupants and cargo had to remain within a controlled condition during transfer.

The lift therefore behaves as an industrial transport system with a residential interface. Its apparent simplicity was produced by layers of sensing and interlock.

The structural core

The vehicular system required a central hoistway reported at roughly 55 feet wide. The core consumed valuable floor area and shaped the tower’s structural and residential organisation from the earliest design stage.

A developer cannot add this feature after a conventional tower is designed. It is primary infrastructure, comparable to the structural frame or vertical services.

The 12-column frame

ENR reported that the structural engineer used 12 principal columns supporting post-tensioned slabs. Reducing the number of columns helped preserve large residential spans and panoramic glazing around a dense central machine.

The apparent openness of the apartments was therefore tied to disciplined structural economy. The brand experience depended on engineering decisions the buyer would rarely see.

Full-scale prototype

Before installation in Miami, the lift was constructed and tested at a site near Chicago. UL later described a prototype tower used for risk assessment and testing.

The prototype was crucial because the project combined high-speed passenger travel, freight-scale loads, automatic vehicle transfer and residential use in a way for which there was no ordinary catalogue solution.

Risk assessment and certification

Mid-American Elevator brought UL into the project for testing and risk assessment. UL worked with the elevator company, the development team and Porsche Design during the process.

This is one reason the completed building matters. Innovation became credible only after an external safety and certification process translated the concept into an operable system.

Arrival choreography

The residential experience begins before the lift moves. A vehicle enters a controlled bay, is identified and positioned, the engine is switched off, the transfer mechanism engages and the cabin begins its ascent.

At the destination, the car is aligned and deposited beside the residence. The owner’s front door is therefore reached through a choreographed mechanical sequence rather than through a lobby corridor.

Redundancy and contingency

Three vehicle lifts distribute service, but a specialised system still creates operational concentration. When one lift is unavailable, particular residence lines can lose direct vehicle access or require alternative arrangements.

The association’s 2021 newsletter recorded a planned motor upgrade on “Dezervator 2” and the temporary retention of cars for the affected line. That ordinary maintenance notice reveals the practical consequence of the design.

Car concierge

The building pairs automation with human vehicle service. The association advertises car concierge assistance, valet functions and maintenance coordination; newsletters recorded 24-hour contact and scheduled car washing.

This is a useful correction to the fantasy of total automation. The machine carries the vehicle, while people still manage requests, cleaning, logistics and exceptions.

Fuel and Octane

The resident dining programme has used the names Fuel and Octane for restaurant and bar functions. Association newsletters documented menus, Sunday brunch, holiday meals, cocktail events and room-service-style options.

These are private residential amenities rather than public hotel outlets. Their durability depends on association policy, staffing and operating economics.

Spa and wellness

The tower’s spa programme included treatment rooms, fitness areas, pools and resident-only classes. Association material recorded licensed therapists, aestheticians, appointments and equipment decisions.

The spa therefore existed beyond the sales renderings. It also changed over time, as any owner-governed amenity does.

Cinema and simulators

A private cinema, golf simulator and racing simulator reinforced the project’s club-like character. Newsletters recorded movie programming and resident competitions.

The racing simulator connected the automotive theme to social life without requiring every experience to depend on the physical lift. The brand became a community script as well as a piece of machinery.

Beach and pool operation

The building provides Atlantic beach access, an oceanfront pool and service areas. Association records show beach menus, staffed amenities and operating hours.

These functions place the tower within luxury hospitality even though it is not a hotel. Owners collectively maintain a resort-like environment for a closed residential population.

The balcony pools

Porsche highlighted plunge pools and summer kitchens on the balconies of almost every unit. Myrtha Pools recorded 116 private terrace pools, two additional penthouse pools, a common outdoor pool, a hydromassage pool and two spa pools.

The number is contractor-published, but it provides the clearest technical account of the water programme. Private pools became the second major piece of the tower’s domestic-resort model after the sky garage.

Water at height

Installing more than one hundred pools across a tall residential tower required weight control, coordinated plumbing, structural movement allowances and layered waterproofing. The pool contractor described modular components selected partly to reduce concrete weight and simplify transport.

A private pool on a balcony is marketed as pleasure. At building scale it is a permanent network of water, pumps, membranes, drains and inspection obligations.

Wind and movement

The pool study addressed coastal winds and the tower’s capacity to move under load. Pool assemblies had to tolerate the micromovements of a high-rise without losing seals or damaging surrounding construction.

This is a reminder that “private pool” is not a piece of furniture. It is part of the envelope and structural environment of the tower.

Waterproofing

The contractor described double-waterproofing measures intended to reduce the risk of leaks toward lower floors. The association’s later repair notice included work to a swimming pool, although the public newsletter did not identify its cause in technical detail.

The record therefore supports neither a claim of perfect performance nor a claim of systemic failure. It supports the more ordinary conclusion that elevated water features require continuing repair and reserve planning.

Summer kitchens and fireplaces

The association’s current description says every residence has a summer kitchen and fireplace. Together with terrace pools and garages, these features made each apartment resemble an elevated private villa.

The building’s luxury was therefore not concentrated only in shared amenities. It attempted to place resort functions inside the individual home.

The penthouse

Porsche’s grand-opening material described a four-level penthouse marketed at 19,403 square feet with capacity for as many as 11 vehicles. The figure was a developer sales claim and included a broad area convention.

The penthouse turned the tower’s central idea into spectacle: a multi-level home in the sky with a collection garage large enough to function as a private automotive gallery.

Construction period

Technical sources place the main construction period between 2013 and 2017. Public groundbreaking accounts often use April 2014, while contractors had already been engaged during earlier design and enabling phases.

The Library therefore records the tower as a 2010s project completed in 2017 rather than forcing every stage into a single ceremonial date.

Completion

Porsche Newsroom dated the first formal presentation of the completed tower to March 2017. Sieger Suarez also records the building as built in 2017.

Some property databases use 2016 as the year built, reflecting initial completion, certificates or first conveyances. The building’s public grand-opening and settled completion record belong to 2017.

The grand-opening metadata anomaly

Porsche Design’s pressroom currently labels its grand-opening page 15 March 2018, but the text says the event would occur on Saturday, 18 March. The official Porsche Newsroom published the project on 20 March 2017, and 18 March was a Saturday in 2017, not 2018.

The most plausible reading is that the pressroom page carries later CMS metadata over a 2017 release. The Library records the grand-opening event in March 2017 and notes the website anomaly rather than repeating 2018.

Sales at opening

Porsche Design’s release said 126 of 132 units had sold and gave an estimated total sellout of about $840 million. Those figures came from the development and brand parties, not from an independent audit.

They still show the commercial force of the concept. The tower reached completion with most inventory spoken for and with a clear premium narrative.

Turnover from developer to owners

The crucial historical transition was not the gala but the transfer from development product to condominium institution. Owners, board members and management then had to maintain the lift, pools, façade, restaurant, spa and service staff.

A branded residence becomes real at this point. The question changes from what the developer promises to what the owners can sustain.

Association governance

The association’s April 2022 newsletter recorded a proposed declaration amendment intended to give the association more authority over buyer and tenant approvals. It also described monthly board meetings and the process for owners to raise issues.

This is ordinary condominium governance, not Porsche governance. It shows where power sits after delivery.

The developer-association settlement

The same newsletter said Coastal Construction would return for several months of repairs under a settlement agreement between the Developer and the Association. It mentioned access to units, exterior stucco and swimming-pool work.

The newsletter did not publish the settlement instrument, financial terms or full defect schedule. The Library records the existence and stated scope of the repair programme without inferring admissions of liability.

Repairs after delivery

Post-completion repairs do not cancel the tower’s technical achievement. They do demonstrate that a complex branded object remains subject to the same envelope, waterproofing and construction disputes as any condominium.

The appropriate record is neither promotional silence nor sensationalism. The building was delivered and operates; it also required repairs resolved through a developer-association agreement.

Motor upgrades and specialist dependence

The 2021 newsletter described motor changes recommended by “Germany” for Dezervator 2, with cars on one residence line to remain in their garages during the work. It promised faster and smoother shuttle operation after the upgrade.

The note does not identify the recommending company or the full engineering rationale. It nevertheless demonstrates the need for international or specialist support after turnover.

The machine as a reserve item

Ordinary passenger elevators are already among a condominium’s largest long-term capital systems. The Dezervator adds unusual cabins, turntables, platforms, sensors, software and garage interfaces.

Owners must therefore plan not only for routine contracts but for eventual modernisation of proprietary or low-volume equipment. The feature that created the premium also creates a concentrated reserve obligation.

Common expenses

Public resale listings report substantial monthly association charges, but unit-specific figures vary with size, garage allocation and the reporting date. The Library does not treat a brokerage snapshot as a permanent tariff.

The durable point is structural: 132 owners support extensive staffed amenities and exceptional mechanical infrastructure. Buyers should examine current budgets, reserves, insurance, engineering reports and special assessments.

Environmental burden

The tower’s automotive identity carries environmental tension. It celebrates private vehicles, devotes high-rise area and energy to moving them and maintains numerous private pools on an exposed coastal site.

At the same time, its compact vertical form and automated parking avoid large horizontal ramps. The Library records both sides and does not convert luxury engineering into a sustainability claim without lifecycle evidence.

Coastal subsidence research

A 2024 peer-reviewed InSAR study examined movement along Miami’s barrier islands from 2016 to 2023. It documented vertical displacement at 35 coastal buildings and their vicinity, with many observations concentrated in northern and central Sunny Isles Beach and with construction activity proposed as an important mechanism.

The study’s detailed mapping included the recent high-rise environment in which Porsche Design Tower stands. It is relevant to long-term monitoring of coastal foundations and neighbouring construction effects.

What the subsidence study does not prove

Satellite-observed movement is not, by itself, a structural-failure diagnosis. The study did not declare Porsche Design Tower unsafe, establish code non-compliance or attribute any particular repair in the association newsletter to subsidence.

The responsible conclusion is narrower: coastal high-rises on complex geology should be monitored, and residents should rely on project-specific structural inspections rather than headlines about regional InSAR data.

Category significance

Porsche Design Tower changed the branded-residence discussion because its marque was expressed through infrastructure. The brand did not merely select furniture; it helped make the arrival system the identity of the building.

This became a reference point for automotive real estate globally. Later projects could accept or reject the sky garage, but they had to answer the proposition Miami made visible.

Bentley as direct replication

Bentley Residences, also developed by Dezer Development and designed by Sieger Suarez, is the clearest direct replication. It proposes four Dezervators, larger garages and a broader amenity programme in a 216-residence tower on the same coastline.

Porsche Design Tower is therefore the invention-and-delivery case; Bentley is the scaling case. The second project confirms that the first was a model rather than an isolated stunt.

Porsche Design’s later real estate

Porsche Design later completed a tower in Stuttgart containing offices and a Radisson Blu hotel, and it entered construction on a 22-residence Porsche Design Tower in Bangkok. Porsche describes Bangkok as its third real-estate project after Miami and Stuttgart.

Those projects do not reproduce Miami literally. Stuttgart is not residential, and Bangkok uses private “Passion Spaces” and a spiral arrival ramp rather than the same Dezervator system. They show that Porsche Design made real estate a continuing brand category.

The difference from Aston Martin and Bentley

Aston Martin Residences Miami proved that an automotive marque could support a completed luxury tower without a hotel, but its product did not depend on a passenger-and-vehicle lift to every home. Bentley Residences deliberately returns to and enlarges the Dezer model.

Porsche Design Tower remains the clearest technical prototype of the category. Aston Martin broadened automotive interiors; Bentley repeats the sky-garage machine.

People produced by the research

The project confirms three distinct authorships already visible in the Library’s residence work:

- Gil Dezer — developer and named patent inventor of the repeatable automotive-residence product; - Charles M. Sieger and José J. Suárez — architects who repeatedly translated private-house and hospitality behaviours into South Florida towers; and - Robert Bailey III — elevator-system engineer who designed the first completed Dezervator.

The first already has a master. The architectural pair and Bailey warrant separate masters because each created a method reproduced beyond one job.

Candour

The tower’s public record contains several unresolved or source-dependent points. Floor counts vary from 57 to 60 according to convention. Area figures mix interior, terrace, garage and legal-unit measurements. The $840 million sellout estimate and 126-sales figure were published by the project parties. The precise licence terms are not public in the sources reviewed.

The April 2022 newsletter confirms a developer-association settlement and repairs but does not publish the agreement or establish fault. The 2024 subsidence study is regional monitoring evidence, not a safety ruling on this tower. 2011 — 18555 Developers LLC was formed and the project entered public development. 6 February 2012 — priority date of the passenger-and-vehicle elevator patent family. 2013–2017 — principal construction period recorded by technical suppliers. 28 April 2015 — US9016999B2 was granted, naming Gil Dezer as inventor. 2015–2016 — full-scale lift prototyping, installation and testing. March 2017 — completed tower presented and grand opening held. 2021 — association recorded a Dezervator motor upgrade and resident operations. 2022 — association recorded repairs under a developer-association settlement. 2024–2026 — the tower remained occupied while its model was expanded through Bentley Residences and Porsche Design’s wider real-estate programme.

Porsche Design Tower did not invent branded residences, the car elevator or the sky garage in the abstract. It joined a licence, architecture, patented routing system, full-scale engineering and condominium sales into the first widely recognised, occupied automotive residence of its kind. Its long-term importance lies in that completed synthesis — and in the fact that others built from it.
