Bentley Residences is an oceanfront condominium tower through which Bentley Motors extends its design language into privately owned homes. The planned building contains 216 residences, private pools, large terraces and garages reached by passenger-and-vehicle elevators.
It belongs in the Library because it is the clearest second-generation use of the automotive residence model first built by Dezer Development at Porsche Design Tower. Bentley contributes a controlled name and a substantial design layer. It does not develop, sell or operate the condominium.
Why this is an A code
The Library’s A code identifies branded living without a hospitality parent. Bentley is an automotive manufacturer and luxury marque, not a residential operator with a service system comparable to Four Seasons, Aman or Rosewood.
The building is marketed with concierge, valet, dining, spa and beach services, but those promises do not turn Bentley into an operator. Their delivery depends on the statutory developer, the condominium documents, the owners’ association and the contracts that remain in force after completion.
One project, not an operating portfolio
As of the record date, Bentley Residences means one project at Sunny Isles Beach. Bentley presents it as its first residential tower, and no completed Bentley-operated residence network exists behind it.
The distinction matters because a single licensed development should not be described as though it were an established global operating programme. The tower may become a precedent for further Bentley real estate, but the present entry records the project that is actually under construction.
The responsibility map
The project has five principal layers:
1. 18401 Developers LLC — statutory developer and seller; 2. Dezer Development — the public-facing development platform; 3. Bentley Motors — trademark licensor and design collaborator; 4. Sieger Suarez Architects and the construction team — architecture, engineering and execution; and 5. the future condominium association and its contractors — post-delivery governance and services.
Marketing brings these layers together. The offering documents keep them separate.
The statutory developer
The project’s legal notice identifies 18401 Developers LLC as the Developer for the condominium offering. Purchasers are directed to the prospectus, purchase agreement and documents required by Section 718.503 of the Florida Statutes for the representations on which they may rely.
This entity, rather than Bentley Motors or the Dezer Development trade name, carries the formal development and sales position stated on the project website.
Dezer Development
Dezer Development conceived and promotes the project, assembled the site, arranged the development team and brought Bentley into the residential product. The company is the visible developer in press releases and construction reporting, and Gil Dezer is its principal spokesman.
The legal notice nevertheless states that Dezer Development is not the statutory Developer. The difference is not semantic: public development leadership and the entity named in the condominium offering are related but legally distinct roles.
Bentley Motors
Bentley Motors supplies the brand, design vocabulary and controlled use of its intellectual property. Official Bentley material describes the building as a collaboration among Bentley, Dezer Development and Sieger Suarez Architects.
Bentley is not the seller, statutory developer, broker or hotel operator. Its contribution is real and extensive, but it sits in design and licensing rather than construction liability, unit conveyance or daily management.
Sieger Suarez Architects
Sieger Suarez Architects designed the tower and integrated the residence plans, circular core, vehicular lift system, private garages, terraces and amenity programme into a buildable high-rise. The project site describes the practice as a long-established South Florida specialist in luxury residential towers.
Bentley did not replace the architect. The building’s authorship is a collaboration in which the marque directed the Bentley layer while Sieger Suarez resolved architecture, code, structure and urban form with the wider consultant team.
Coastal Construction
Coastal Construction serves as general contractor. Its role became especially visible in the 2025 foundation operation, when the team coordinated a continuous mat pour of unusual scale before vertical work began.
The contractor is not a background credit in a tower whose identity depends on complex lifts, garages, pools and large cantilevered outdoor rooms. The branded promise has to survive ordinary construction tolerances, waterproofing, fire protection, ventilation and long-term maintenance.
What the buyer buys
A purchaser buys a condominium unit and the rights and obligations created by the declaration and other offering documents. The buyer does not purchase an equity interest in Bentley Motors, a permanent franchise from the marque or a hotel-service contract with Bentley.
The name, finishes, amenities and proposed services influence the product. Legal ownership still follows Florida condominium instruments, not the emotional language of automotive collectorship.
The legal unit and the marketed area
The official floor plans warn that their stated dimensions are measured differently from the “Unit” boundaries in the declaration. Marketing totals may add interior space, balcony and garage, while the legal unit is generally defined by interior airspace and excludes structural components.
A headline total therefore should not be read as the exact legal area conveyed. The declaration’s exhibit, not the brochure arithmetic, controls the unit boundary.
The garages in the floor plans
Every standard residence is shown with a private three- or four-car garage reached from a Dezervator. The garages are unusually large and are presented as part of the domestic sequence rather than as remote basement parking.
The public floor plans do not by themselves settle whether every garage component is part of the unit, a limited common element or another legally defined interest. That answer belongs to the declaration and the unit-specific documents.
Common property and the association
The lobby, amenity levels, pool deck, beach facilities, lift infrastructure and service areas will be governed through the condominium structure. After turnover, owners collectively fund, maintain and contract for the shared environment through the association.
Bentley’s design identity may remain visible throughout those spaces, but operating authority and financial responsibility will sit with the legal institutions of the condominium.
The trademark licence
The legal notice says that 18401 Developers LLC has only a limited right to use Bentley trade names, logos, images and trademarks under licence agreements. The association will likewise be permitted to use the Bentley name only under a licence with Bentley Motors.
The brand is therefore an authorised layer over the property, not an inseparable part of the land title.
The possibility of de-branding
The same notice states that use of the Bentley name would terminate if Bentley Motors ended a licence benefiting the project before, during or after development.
This is one of the most important facts in the entry. A buyer can own the condominium indefinitely while the right to call it Bentley Residences remains contractual and potentially finite.
Not a hotel
Bentley Residences does not stand beside a Bentley hotel, and no Bentley hotel exists within the scheme. The website’s reference to “hotels, if any” appears inside a broad legal disclaimer covering proposed participants; it is not evidence that a hotel is planned.
The project is a private condominium with hotel-like amenities. It should not be classified as a hotel residence.
No hospitality operator
No established hospitality company is identified as operator of the completed building. Bentley does not claim that role, and the legal notice expressly allows proposed managing entities to change or not participate at all.
The project can offer attentive service without having a hotel operator. Those services will be only as durable as the budgets, staffing arrangements and contracts that support them.
Proposed services are contracts
The published programme includes 24-hour valet, security and multilingual concierge support, beach attendants, food and beverage service, in-residence dining and spa treatment rooms.
These are proposed operating arrangements, not natural properties of the Bentley trademark. They must be staffed, paid for, supervised and renewed. Their quality will become measurable only after residents move in.
The prospectus controls
The project tells buyers not to rely on oral representations and says that the offering is made only through the prospectus. Renderings, plans, finishes, resort services and amenities are described as proposed and subject to revision.
The Library therefore records marketing material as evidence of intent, not as proof of completed delivery.
Amenities can change
The legal notice allows the Developer to change managing entities, designers, artwork, brands, fitness facilities, restaurants and amenities. It also states that some amenities may require separate fees and may continue only while association contracts remain in force.
The amenity list is valuable for understanding the proposition. It is not a guarantee that every named participant and service will survive unchanged through completion and owner control.
The site
The project occupies 18401 Collins Avenue on the oceanfront in Sunny Isles Beach, between Miami and Fort Lauderdale. The address places the tower inside a corridor of high-value condominiums where sea views, large balconies and private arrival systems are primary competitive instruments.
The location also places the building close to Porsche Design Tower, making the transfer from Dezer’s first automotive tower physically as well as conceptually visible.
The Thunderbird predecessor
The Dezer family’s long-held Sunny Isles portfolio included the Days Hotel Thunderbird Beach Resort. Bentley Residences uses the 18401 Collins Avenue property associated with that earlier low-rise hospitality site.
The change is characteristic of the district: modest oceanfront hotels and motels gave way to taller condominium towers whose development value depends on scarcity, views and international capital.
The 2021 announcement
Dezer Development and Bentley announced the project in 2021 as the marque’s first residential tower. Early material already joined three elements that remained central: Bentley design, a cylindrical oceanfront form and a vehicle elevator carrying owners directly to private garages.
An announcement alone would not qualify the entry. The project later reached groundbreaking, financing, foundation and vertical construction, which is why the Library can now record it as a live work rather than a concept.
Dezer’s branded-residence lineage
Before Bentley, Dezer Development had completed Trump-branded condominiums, Porsche Design Tower and Residences by Armani/Casa. Those projects taught the platform to use a non-hotel brand as a product-development partner rather than as a sign attached at the end.
Bentley is therefore not Dezer’s first experiment with licensing. It is the most elaborate continuation of a method already tested across celebrity, automotive and fashion names.
Porsche as the direct predecessor
Porsche Design Tower opened in 2017 with a patented passenger-and-vehicle elevator and attached sky garages. It proved that a car could become part of the high-rise arrival sequence and that parking area could be sold as domestic space.
Bentley repeats that core proposition with four lifts, larger standard garages and a different brand language. The project is evolutionary rather than wholly unprecedented.
The product thesis
The tower attempts to give an apartment some qualities of a detached waterfront house: a private pool, outdoor kitchen, large terrace and garage at the front door. The high-rise then adds views, shared amenities and staffed services.
The car is not merely displayed. It becomes the vehicle of arrival, privacy and vertical circulation. That integration is the project’s strongest authored idea.
Bentley’s design participation
Bentley’s design team worked on the façade language, lobby, cinema, shared rooms, finishes, details and the translation of automotive cues into domestic scale. Official material connects the diamond-patterned exterior and floors to Bentley quilting and describes wood, metal and tactile details derived from the marque’s interiors and concept cars.
The contribution is deeper than a naming licence, but it remains a design contribution rather than operational management.
Brett Boydell and Chris Cooke
Bentley’s 2022 design record identifies Brett Boydell and Chris Cooke as the designers who led the project for the marque, working with Dezer Development and Sieger Suarez Architects.
Their names belong in the house record because they establish individual creative responsibility inside a corporate design team. One unfinished tower, however, is not yet enough to show that either created a hospitality model that others reproduced.
Shared authorship
The project should not be attributed to one personality. Gil Dezer originated the development proposition and brought the Dezervator forward from Porsche; Bentley’s designers translated the marque; Sieger Suarez designed the architecture; engineers and contractors made the system possible.
The finished identity, if delivered, will be a negotiated product of those disciplines.
The cylindrical tower
The building is organised around a circular or near-circular central core containing the vehicular lifts. Curved residence fronts open towards ocean and Intracoastal views, while the garage and arrival sequence sit closer to the centre.
The form is not only visual. It allows the lift system to distribute cars to multiple orientations and helps create broad perimeter terraces around the dwellings.
The diamond façade
Bentley describes the façade’s diamond-shaped glass pattern as an architectural translation of the diamond motif used in its cars. Similar geometry appears in lobby flooring, door hardware and interior detailing.
This is the project’s most explicit brand code. Its success will depend on whether the motif reads as integrated architecture after construction rather than as applied decoration in renderings.
Sixty-one or sixty-two storeys
Bentley’s current corporate page calls the building 61 storeys. Dezer Development and current construction reporting describe it as 62 storeys.
The difference may arise from counting conventions, revised approvals or the treatment of roof and amenity levels. The Library does not choose one number as though the record were settled; it records the divergence.
Seven hundred forty-nine or seven hundred sixteen feet
Bentley’s 2022 Dezervator release described a 749-foot tower. Current 2026 construction reports use 716 feet.
A reduction of this size is material, and the public sources reviewed do not provide a single explanatory document reconciling the two figures. The built height should be recorded after completion or from final filed plans.
The 216 residences
Across official and current construction sources, 216 residences is the stable count. This makes Bentley much larger than the 132-unit Porsche Design Tower while keeping floor plans unusually expansive.
The project therefore tests whether the car-to-home system can move from a limited experimental tower to a broader condominium population without losing reliability or privacy.
East and west residences
The project organises standard homes into east- and west-facing plan families. East residences receive direct ocean exposure and, in some plans, outdoor showers; west residences look across the Intracoastal and city.
Both use the central garage-and-lift core, but terrace geometry and outdoor area vary by floor. The plans are not identical units stacked without change.
The automotive plan names
Official floor plans use Bentley model names including Arnage, Azure, Bacalar and Bentayga. The naming turns unit selection into an extension of the marque’s product vocabulary.
The labels do not alter the legal estate and should not be mistaken for separate Bentley operating tiers. They are design and sales identities for plan families.
Arnage and Azure
Arnage and Azure plans are shown with approximately 3,014 square feet of marketed interior area, large garages and terraces whose area changes by floor. A published example totals 5,698 square feet only after interior, balcony and garage are added together.
That total is useful for comparing the lifestyle proposition. It is not the same as the legal unit area described in the declaration.
Bacalar and Bentayga
Bacalar and Bentayga plans are slightly smaller in published interior area, around 2,839 square feet in the floor-plan set, with different garage and sunset-terrace configurations.
The plans retain the central idea: three bedrooms, a private pool, outdoor living and an attached multi-car garage reached without entering a common parking deck.
The private garages
Standard residences are promoted with three or four parking spaces inside the home environment. Glass, lighting and finish make the garage capable of functioning as a gallery rather than a conventional utility room.
The proposition serves privacy and collectorship, but it also brings ventilation, fire separation, charging, insurance and maintenance questions into the residential floor plate.
The Dezervator system
The Dezervator carries occupants and their vehicle from ground level to the garage beside their residence. It is not a robotic system that separates the driver from the car; the ride itself is part of the experience.
The name comes from Dezer, not Bentley. Bentley Residences licenses and repeats a system developed for the earlier Porsche project.
Four vehicle lifts
Bentley says the tower will contain four Dezervators. Multiple shafts provide the capacity needed for 216 units and allow cars to reach different garage positions around the core.
The number also reveals the scale of the building’s dependency on the system. Lift availability, queueing, maintenance and emergency procedures will affect daily life more directly than in a conventional condominium.
RFID arrival
Official Bentley material says an RFID sticker identifies the vehicle on arrival. LED guidance directs the driver to the assigned lift, which then travels to the residence floor.
The system turns access control into a choreographed arrival. It also means that software, sensors, readers, doors, platforms and building security must work together as one operating chain.
The patent lineage
Gil Dezer is the named inventor on a family of United States patents for a passenger-and-vehicle elevator system. The patents describe RFID identification, a translating platform, vehicle rotation and safety controls including carbon-monoxide and motion sensing.
The patent record supports the originality of the system configuration. It does not erase the engineering authorship of Rob Bailey and the specialist teams who designed and built the first working installation.
From Porsche to Bentley
At Porsche Design Tower, the Dezervator was the building’s singular technological spectacle. At Bentley, Dezer made it the organising core of a larger, more service-rich and more extensively branded tower.
This is the clearest evidence that the model is reproducible. The second use changes brand, scale and detailing while preserving the authored proposition of car, resident and attached sky garage.
Private pools
Every published standard residence includes a heated pool on its terrace. Pools that would normally be reserved for penthouses become a repeated element throughout the tower.
This produces a strong resort image, but also hundreds of elevated water vessels exposed to salt air, wind, waterproofing cycles and association maintenance standards. Delivery quality will matter more than the rendering.
Terraces and Florida rooms
Large balconies, outdoor kitchens and semi-enclosed “Florida rooms” blur the line between interior and exterior. Terrace area changes by floor, giving the tower a varied perimeter rather than a single repeated balcony plate.
The design responds to South Florida living while placing substantial outdoor programme at height and in a hurricane environment.
Kitchens
Published specifications include Miele appliances, wine storage, steam and convection ovens, Italian cabinetry, stone worktops and large islands. Summer kitchens use Kenyon electric grills.
These are proposed specifications subject to the prospectus and construction substitutions. They document the intended product level but should not be treated as a completed inventory.
Principal suites
The principal bathrooms are marketed with stone surfaces, heated floors, Toto Neorest toilets, mirror-integrated televisions, saunas, towel warmers and large showers. East residences may connect to an outdoor shower.
The programme turns the bathroom into a private wellness room. Its complexity also increases the number of systems and finishes that each owner will eventually maintain.
Bentley details
Door levers, faucet controls, quilting, wood treatments and metallic finishes are used to make the brand legible at the scale of the hand. Bentley’s strongest contribution is often in these repeated touchpoints rather than in literal automotive shapes.
Such details can outlast a launch campaign if replacement parts, specifications and permissions remain available after turnover.
The two penthouses
Two two-storey penthouses crown the building. Current project material describes 22-foot ceilings, indoor and outdoor pools, major terraces, summer kitchens and private elevator foyers.
They are a distinct product from the standard residences and should not be used to describe what every owner receives.
The seven-car garage
The current penthouse page says the glass-enclosed garage can accommodate up to seven cars. Earlier material circulated larger figures for certain configurations, while the current corporate Bentley page speaks more generally of up to four spaces for each home.
The Library holds the present project-page figure for the penthouses and avoids carrying obsolete promotional numbers forward as settled fact.
Bentley Home
Bentley Home furniture appears throughout the sales gallery and proposed common spaces. The penthouses can be configured and furnished with Bentley Home interior-design consultants.
Furniture participation is optional or project-specific design work. It does not make Bentley Home responsible for construction, warranties outside its supply scope or condominium operation.
The amenity levels
The project publishes more than 20,000 square feet of amenities across three levels. The programme includes lobby, dining, leisure, wellness, fitness, children’s facilities, beauty services and pet care.
The breadth helps the tower compete with hotel residences. It also creates a substantial recurring operating budget that owners will have to support.
Arrival and lobby
A three-storey lobby with ocean views is designed as the principal communal room. A mezzanine whiskey bar, private dining room and Bentley-derived finishes extend the arrival sequence beyond a reception desk.
This is hospitality design without a hotel. The social character will depend on programming and management after occupation, not only on architecture.
Food and beverage
The published programme includes a lobby restaurant and bar serving breakfast, lunch and dinner, with an emphasis on in-suite dining. Pool and beach food-and-beverage service is also proposed.
A private condominium restaurant is operationally difficult: demand is limited to residents and guests, while staffing, procurement and hours still have to be sustained. The legal notice therefore matters when it says restaurants may change or not participate.
Proper English by Todd English
In 2026, the project announced Proper English by Todd English as a residents-only restaurant. Public material presents it as the chef’s first private residential dining concept, with demonstrations and events in addition to ordinary service.
The concept is promising but undelivered. Todd English is a named proposed participant, not the operator of Bentley Residences, and the condominium’s legal notice leaves open the possibility that restaurant arrangements may change.
Wellness
The proposed wellness programme includes indoor and outdoor fitness, yoga, treatment rooms, steam, sauna, changing facilities and an oceanfront beauty salon.
These facilities imitate the range of a luxury resort, but no clinical or proprietary Bentley wellness method is claimed. They are amenity spaces to be operated by future staff and contractors.
Leisure and social rooms
A cinema designed to echo a Bentley cabin, cigar lounge, games room, golf and driving simulators, virtual-reality stations, children’s club and private dining room extend the tower’s social offer.
Their design makes the brand visible, but their long-term value will depend on use, programming and replacement cycles for technology and furnishings.
Pool, deck and beach
The common programme includes a heated oceanfront pool, spa, landscaped deck, cabanas and beach attendants with loungers, umbrellas and food service.
The beach itself is not private property in the absolute marketing sense. The project can control its own access and service operation, while the shoreline remains subject to Florida law and coastal conditions.
Valet, security and concierge
The website promises 24-hour valet, security and multilingual concierge service. These functions make the arrival resemble a hotel and are likely to be among the most visible elements of the resident experience.
They will be association-funded services. Bentley’s name may set an expectation, but service standards will be created by staffing, training, contracts and budgets.
Service does not equal operation
A building may have a concierge, private restaurant and spa without being operated by a hospitality house. Bentley Residences illustrates that distinction with unusual clarity.
Bentley designed the identity. The future association and its providers will have to make that identity work every day.
The sales gallery
Bentley’s on-site sales gallery occupies approximately 12,000 square feet and contains a full-scale residence replica of about 6,000 square feet, including garage, terrace and pool. Bentley Home furnishings and a Speed Form sculpture create an immersive brand environment.
The gallery is a sophisticated sales instrument. It is not proof that the tower itself has been completed to the same standard.
Groundbreaking
Bentley announced the official groundbreaking on 27 February 2024 and then expected completion at the end of 2027. The event moved the project beyond reservation sales and design publicity.
Groundbreaking did not mean immediate vertical construction. Major financing and foundation work followed later.
The early completion promise
Bentley’s current corporate page still says completion is scheduled for 2027. The 2024 groundbreaking release used the end of 2027.
Those dates are official targets, not completed events. The Library retains them as part of the project record while giving greater weight to later construction reporting for current status.
The 2025 construction loan
In November 2025, Madison Realty Capital provided a reported $630 million construction loan, arranged by Berkadia South Florida. Contemporary reporting described it as the largest South Florida construction financing of the year.
The financing was a material delivery milestone. It arrived more than four years after the project’s announcement and after the ceremonial groundbreaking, showing why sales launches and build programmes must be recorded separately.
The mat foundation
A continuous 36-hour pour beginning on 14 November 2025 placed about 20,000 cubic yards of concrete over a heavily reinforced mat. Engineering News-Record reported more than 2,100 truckloads, approximately 2,400 tons of reinforcing steel and a workforce of about 250.
The operation was described as Florida’s largest residential mat-foundation pour and the second-largest continuous foundation pour of its kind in the United States at that time.
Vertical construction
By June 2026, current construction reporting said the structure had passed approximately level seven and was advancing at roughly one floor every five or six working days.
This is the correct delivery status at the record date: a substantial tower under active construction, not an announced project and not an occupied residence.
Delivery schedule drift
Current 2026 construction sources use 2028 as the completion year, while Bentley continues to publish 2027. The later date is consistent with the observed stage of construction but is still a forecast.
The Library therefore records a public delivery window of 2027–2028 and will not assign an opening date until units are legally delivered and occupation begins.
Sales and pricing claims
Early press reports said a significant share of the building had been reserved or sold, and later financing announcements said more than half the inventory was committed. Prices have also moved during the sales period.
These figures come from developer, broker or transaction-side reporting and are not an audited sell-through statement. The entry does not use them as proof of operating success.
The environmental claim
Bentley says the project will use locally sourced materials where possible and comply with environmental requirements, including Florida Green Building Coalition certification.
Until certification is awarded and operating data exist, this is a design and compliance intention. The energy, water and embodied-carbon consequences of private pools, large garages and extensive conditioning also remain part of the project’s real environmental balance.
The operating burden
The tower concentrates private pools, saunas, outdoor kitchens, vehicular lifts, restaurants, spa rooms, beach service and high-touch staffing in one owners’ institution. That produces convenience but also a large common-expense and reserve obligation.
The true quality of Bentley Residences will be measured as much by preventive maintenance and financial governance as by first delivery.
Mechanical concentration
Four Dezervators are the building’s signature and a point of dependency. A conventional lift outage inconveniences residents; a vehicle-lift outage may also interrupt access to cars stored beside their homes.
Redundancy, response time, spare parts, specialist contractors and emergency procedures will therefore be central operating questions after occupation.
Market significance
Bentley Residences demonstrates that automotive branded living has become a repeatable real-estate category rather than a one-off novelty. It combines a recognised marque, a specialist developer, branded interiors and a bespoke piece of mobility infrastructure.
Its significance is already clear at the development stage. Its success as a residence cannot be judged until the building is delivered and operated.
Comparison with Porsche Design Tower
Porsche Design Tower was the original completed car-lift building in the Library and the first proof of Dezer’s model. Bentley is larger, has four lifts rather than three, offers three- and four-car garages as standard and carries a broader amenity and service programme.
Porsche is the invention case; Bentley is the replication-and-scaling case.
Comparison with Aston Martin Residences
Aston Martin Residences Miami proved that an automotive marque could carry a major completed condominium without a hotel parent. Its identity centres on design, waterfront architecture and upper-level amenities rather than a car-to-unit lift.
Bentley combines the brand-extension logic of Aston Martin with the vehicular infrastructure pioneered at Porsche. The two projects belong to the same volume but are not the same product.
People surfaced by the record
Gil Dezer passes the Library’s people test. Porsche Design Tower gave him a completed anchor; Bentley shows the system being repeated at larger scale; the wider market then reproduced the automotive-branded residence category. A separate English Master has therefore been written without an invented registry number.
Brett Boydell and Chris Cooke are documented Bentley design leads but remain held after one undelivered residence project. Charles Sieger and José Suárez should be reassessed during the Porsche Design Tower master. Rob Bailey is indispensable to the engineering history of the Dezervator, but his hospitality authorship also requires assessment across more than one anchor.
Candour
Bentley Residences remained under construction at the record date. No owner had yet tested the lifts, services, pools, restaurant, association budget or finish quality in ordinary occupation.
Public sources conflict on storey count, height and completion: Bentley publishes 61 storeys and 2027; Dezer and current construction reporting publish 62 storeys, 716 feet and 2028. Marketing dimensions differ from declaration-defined unit area. Sales percentages are developer-side claims. Final assessment
Bentley Residences is not a Bentley hotel and Bentley is not its operator. It is a condominium developed and sold by a project entity, shaped publicly by Dezer Development, designed collaboratively with Bentley and Sieger Suarez, and intended to be governed after delivery through an owners’ association and contracted providers.
Its strongest contribution is the scaling of an already proven idea: the car travels with the resident and arrives inside the home. If the 216-unit tower delivers that system reliably while sustaining its unusually broad service programme, it will be the mature second act of the automotive sky-garage model. Until then, it is a substantial work in progress whose architecture is visible but whose residential performance remains untested.
